Last week we shared an article from the Wall Street Journal
that noted that we seem, Nationally, to have seen the bottom of the Real Estate
Market. Below is a chart compiling CoreLogic and the Case Shiller
Composite Indexes showing home price fluctuations over the last three
years. Case Shiller shows 2% price increases Nationally.
This next chart illustrates the percentage change in home
prices on a state by state basis. Colorado's overall pricing trend shows
a 4.8% increase.
However, in La Plata County, home prices are showing a trend
that is nearly flat with the median home price being $301,849 in 2011 and
$299,975 in 2012.
As you can see, signs are positive that the Real Estate
market is stronger Nationally and Statewide, which are trends we hope to see
transition to our local market. The facts are the number of homes sold in
La Plata County has been increasing for three years, and the number of homes on
the market has diminished significantly as compared to last year. All of
these signs point to an improving Real Estate market, and we would hope to see
prices of homes increase in the next 1-2 years.
